EPCs are now required for all newly built property in order to meet the requirments of Building Control and also for the Home Information Pack. A brief explanation of the new build EPCs is laid out below but if you're at all unsure about what this means for you please give us a call and we will help to guide you through the maze.
It is an 'On Construction EPC' (OCEPC) that is required on new builds. This EPC is taken from the SAP assessment or from the drawings and is more exacting than the RdSAP EPC for existing dwellings.
The 'Rd' in RdSAP stands for 'reduced data' as it covers a much greater variety of types and ages of building so relies more on assumptions based on dates and building regulations at the time.
If a building is sold off plan it can have a Predicted Energy Assessment (PEA) included in the HIP but when completed it will still need an OCEPC before it can satisfy local Building Control.
